Elk Grove’s shared buildings
A large share of Elk Grove’s commercial space sits under one roof line with many names on the sign. Neighborhood centers and multi-tenant office buildings sit across the city, and a single center can house a dental office, a bank branch, a pet hospital, a dry cleaner and specialty food shops side by side.
Every one of those tenants judges the property by the parts nobody leases: the walkway out front, the shared restroom, the trash enclosure out back. Elk Grove Commercial Cleaning works for the owner or manager on those shared spaces, so tenants walk into a property that looks cared for and your team spends less time fielding complaints.
Common areas and tenant suites, kept separate
The first step is a clear map of who owns what. Lobbies, entry glass, corridors, elevator cabs, stairwells, mail rooms, common restrooms and the trash enclosure go on the manager’s plan, cleaned on the same routine as our janitorial services. Each tenant’s suite stays with that tenant unless the lease or the manager says otherwise.
When tenants want their own suites cleaned, the same crew can take that on, billed on a separate invoice, so the common-area budget never absorbs suite work. That gives you one provider on site, one set of background-checked cleaners holding keys and alarm codes, and a clean line between charges.
The map also covers timing. A center with a breakfast café and a late-closing restaurant needs its shared restroom and walkways checked at different hours than an office building that empties at six.
Apartment and mixed-use common areas
Apartment communities and mixed-use buildings carry shared spaces that every resident walks through.
Those plans center on the leasing office, clubhouse, fitness room, laundry room, mail kiosks, pool restrooms and trash rooms. Leasing offices get attention before the first tour of the day, fitness equipment and mats are wiped down, and laundry rooms are cleared of lint, spills and abandoned detergent bottles. Hallways and stair landings in interior-corridor buildings are vacuumed and spot-cleaned on the schedule you set.
Tenant turnover for vacated suites and units
When a tenant moves out, the space has to show well and then hand over clean on the lease start date. Turnover cleaning resets a vacated suite or unit from top to bottom: walls and doors spot-cleaned, light fixtures and vents dusted, window sills and blinds wiped, restrooms scrubbed and fixtures polished, kitchenette cabinets, counters and appliances cleaned inside and out.
Floors get the work they need for the next occupant. Carpet receives hot water extraction, and vinyl tile can be stripped and refinished so the suite photographs well for the listing. A final detail pass covers switch plates, door hardware and the entry glass.
Give us the move-out and move-in dates and the clean is scheduled between them. When the new tenant’s build-out includes walls, flooring or fixtures, pair the turnover with post-construction cleaning after the contractor leaves, so dust from the work is gone before keys change hands.
Outside the doors
Retail tenants feel the condition of the shared exterior most, since shoppers cross it to reach every store; retail cleaning covers the stores themselves. Litter pickup across the lot, cleared trash enclosures and gum-free walkways all belong on a property-level plan. Shared storefront walks and parking fields serve every tenant at once, so they deserve the lobby’s level of care.
Scheduled pressure washing takes care of walkways, dumpster pads and drive-through lanes, while planted islands and frontage beds can go on a landscape maintenance schedule. Each exterior line carries its own frequency, so a quarterly wash never crowds the weekly common-area visit.
Built for owners and managers
Property managers answer to owners, tenants and sometimes an association board, so the cleaning has to be easy to verify. Supervisors run quality inspections on each property, and findings go back to your team. Elk Grove Commercial Cleaning carries insurance and workers’ compensation coverage, and a certificate of insurance is ready for your vendor file before the first visit.
Managers with several buildings can keep one plan and receive invoices split by property or by owner entity, and multi-building campuses follow our business park cleaning. Our line is open 24/7, and every request is answered within one business day. Tenant notices, a new tenant’s opening date or a busy holiday season are all reasons to change the plan, and we adjust the schedule with you.
What sets the price for a managed property
Common-area cleaning is usually priced as a flat monthly fee for each property. The fee follows the square footage of shared space, visits per week, the number of common restrooms and elevator cabs, and how much exterior work rides along. Daytime porter coverage for a busy center adds hours to the plan.
Turnover cleans are quoted per suite or unit from its size, condition and floor type. A free walkthrough of the property with your manager sets the task list, and your quote lists each building and each recurring line so the numbers are easy to take to an owner.
A few useful answers
Common questions.
Can each building in our portfolio get its own invoice?
Yes. One plan can cover several Elk Grove properties, with invoices split by building or by owner entity so each one lands in the right budget.
Can a tenant hire the same crew for its suite?
Yes. Suite cleaning is set up directly with the tenant and billed apart from the common-area plan you manage.
What does a vacated-suite clean include?
Walls and doors are spot-cleaned, fixtures and vents dusted, restrooms and kitchenettes scrubbed, carpet extracted or hard floors refinished, and a final detail pass covers hardware and glass so the suite shows well to the next tenant.
Will you send a certificate of insurance for our vendor file?
Yes. Each property gets a certificate of insurance on file, and one can be sent for every property you add to the plan.
How are apartment clubhouses and fitness rooms handled?
They go on the common-area schedule with the leasing office and laundry rooms. Equipment, mats and counters are wiped down, restrooms cleaned and floors swept and damp-mopped on the days you choose.
